South Florida pavement ages differently than pavement almost anywhere else. Intense UV oxidizes binder quickly, the summer rainy season saturates any base with compromised drainage, and salt air accelerates deterioration near the coast. Sealcoating intervals that would be conservative in a milder climate are appropriate here.

What we work on most here

Broward’s mix is dense retail, hospitality and association property, so the bulk of our work is maintenance rather than new construction: sealcoating cycles, crack sealing before the rainy season, restriping, and ADA correction on lots that have been overlaid enough times to push slopes out of tolerance.

The local constraint

Almost nothing here can close. Retail phases around trading hours, hotels run overnight, and association work has to keep residents in their homes. We schedule to that rather than asking the property to work around us.
