Why should I choose U.S. Pave?
We are a family-owned, full-service parking lot maintenance company, and our management team's background is in property management as well as paving. That combination means we scope and document work the way the person approving it needs to see it. Our clients include some of the top commercial property management and leasing companies in the country.
What is your service area?
We operate nationwide from offices in Florida, Texas, Colorado, Ohio and Virginia. In Florida we cover Broward, Palm Beach, Miami-Dade, Orange, Hillsborough, Pinellas, Lee and Monroe counties among others. If you are outside our office metros, call us — we frequently travel for portfolio clients.
Should I choose asphalt or concrete?
Asphalt costs roughly half as much as concrete, cures far faster, and is easier to repair invisibly — which makes it the right answer for most parking areas. Concrete is the better choice anywhere subject to standing loads, heavy turning traffic, or fuel and hydraulic spillage: dumpster pads, loading areas, bus standing zones. Many lots are best served by asphalt with concrete at those specific points.
How do I maintain an asphalt parking lot?
Stay ahead of it. Seal cracks as they appear so water cannot reach the base, sealcoat on a regular cycle to slow UV oxidation, and repair localised failures before they spread. A Pavement Maintenance Plan puts those tasks on a documented schedule rather than leaving them to whoever notices.
What is a Pavement Maintenance Plan?
An on-site evaluation and condition analysis, a projection of how each area will deteriorate, and a costed year-by-year schedule of recommended work. It is designed to be used directly in capital expenditure budgeting and reserve studies, with supporting documentation for each recommendation.
How often should a lot be sealcoated?
Most commercial lots benefit from sealcoating every two to three years, but traffic volume, sun exposure and the current condition of the surface all move that figure. Sealing over open cracks accomplishes very little, so crack filling comes first. If a lot does not need sealing yet, we will say so.
How important is the quality of the sealer mix?
Very. There are several types of sealer — coal tar and asphalt emulsion are the most common — and they are mixed with fillers, water, emulsifying agents and additives depending on the application. The mix design and the application rate matter more to the outcome than the brand name on the drum.
Can you work without closing the property?
Almost always. Retail work phases around trading hours, hospitality and dealership work runs overnight, campus work runs in academic breaks, and healthcare work is sequenced so emergency access is never obstructed. Tell us the constraint and we will plan to it.
How long does a new asphalt lot take to cure?
Asphalt is generally ready for traffic within 24 to 48 hours, though it continues to harden for several months. It cures far faster than concrete, which is one of the main reasons it is chosen when a lot cannot be out of service for long. We will give you a specific timeline for your project and conditions.
Do you handle ADA compliance?
Yes, and it is worth auditing even if you have not had a complaint. Most violations we find were introduced accidentally — an overlay that changed slopes, or a restripe that did not account for current ratios. We audit against current requirements, document what we find, and price the corrections.
