ADA Compliance Upgrades

Bringing accessible parking, ramps, and paths of travel into compliance — before it becomes a complaint.

ADA non-compliance is one of the more common sources of demand letters against commercial property. Most of the violations we find are inexpensive to correct and were introduced accidentally — usually by an overlay that changed slopes, or a restripe that did not account for current ratios.

What typically fails

Slope is the most frequent problem. An accessible space and its access aisle must be close to level in all directions, and even a small settlement or an added layer of asphalt can push a compliant space out of tolerance. Ramp running slope and landing dimensions are the next most common.

Space count is straightforward but frequently wrong: the required number of accessible spaces scales with total spaces, and the required number of van-accessible spaces scales with that.

We audit against current requirements, document what we find, and price the corrections.

Common questions

What most commonly fails an ADA inspection?

Slope. Accessible spaces and their access aisles must be close to level in all directions, and even minor settlement or an added layer of asphalt can push a compliant space out of tolerance. Ramp running slope and landing dimensions are next, followed by space count — the required number of accessible and van-accessible spaces scales with the total.

Do I need an audit if nobody has complained?

It is worth doing. Most violations we find were introduced accidentally by an overlay that changed slopes or a restripe that did not account for current ratios. They are generally inexpensive to correct and expensive to litigate.
