A new parking lot is a capital investment you cannot easily undo. Getting the base right matters more than anything that happens on the surface — most premature failures we’re called to repair trace back to inadequate subgrade preparation, not bad asphalt.

We evaluate soil conditions, drainage, and expected traffic loading before we specify a section. Then we build it to that spec and document what we did.

What drives the cost

Depth, area, and site access. Asphalt can be placed anywhere from a third of an inch for a thin overlay up to twelve inches for heavy truck traffic. A lot serving passenger vehicles needs far less section than one taking delivery trucks daily, and specifying for the wrong load is how you end up resurfacing in five years instead of twenty.

Timeline

Asphalt cures faster than concrete, which usually makes it the right answer when you cannot close a lot for long. Most commercial lots can be phased so that some parking stays available throughout.

How long does new asphalt take to cure?

Asphalt is generally ready for traffic within 24 to 48 hours, but curing — the transition from a workable mix to a fully hardened surface — continues for several months. Ambient temperature, mix design and layer thickness all affect it. We give a specific timeline for each project.

Is asphalt cheaper than concrete?

Upfront, generally yes — asphalt typically costs around half as much as concrete and cures far faster. Over a full life cycle the gap narrows, because asphalt needs regular sealcoating and periodic resurfacing while concrete needs less frequent intervention. The right answer depends on loading, timeline and how long you intend to hold the property.
