Asphalt Repair & Patching
Targeted repair of failed asphalt — full-depth patching, crack sealing, and alligator cracking remediation.
Not every damaged lot needs resurfacing. When failure is localized, cutting out and replacing the failed section costs far less and lasts nearly as long as a full overlay.
Reading the damage
Alligator cracking — interconnected cracks resembling reptile skin — means the base beneath has failed. Surface patching over it will fail again within a season. That area needs full-depth repair down to and including the base.
Isolated linear cracks are a different problem: they are usually thermal or reflective, and routing and sealing them stops water intrusion at a fraction of the cost.
Knowing which is which is most of the value we bring to a repair call.
Common questions
What does alligator cracking mean?
A web of interconnected cracks resembling reptile skin means the base beneath the asphalt has failed, not just the surface. Patching over it will fail again within a season. That area needs full-depth repair down to and including the base. Left alone, alligator cracking becomes potholes.
Can you repair just the damaged section?
Usually, yes — and it is far cheaper than resurfacing. When failure is localised, saw-cutting out the failed area and replacing it to sound base costs a fraction of an overlay and lasts nearly as long. Knowing which damage is localised and which is systemic is most of the value in a repair assessment.
