Resurfacing & Asphalt Overlay

An overlay puts a fresh surface on a lot whose base is still sound. It restores appearance and ride quality and resets the maintenance clock — but only if the underlying structure can support it.

When an overlay is the wrong answer

If the base has failed across a significant portion of the lot, an overlay will telegraph that failure back through the new surface within a year or two. We evaluate the existing section before recommending overlay versus reconstruction, and we will tell you when reconstruction is the more economical choice over a ten-year horizon.

Adding two inches of asphalt changes grades. Door thresholds, drainage inlets, and ADA slopes all have to be accounted for. Milling at the tie-ins keeps transitions flush and drainage working.

Common questions

Can you put asphalt over concrete?

Yes. Concrete makes a stable base for asphalt, and unlike asphalt it hardens regardless of what it was poured over. The caveat is movement: if the concrete base is unstable or has shifted, that instability will telegraph up through the asphalt. The existing slab has to be assessed before this is a safe recommendation.
